Creating a Five-Star Vacation Rental Experience
During a recent trip to Osaka, I visited two manufacturing facilities. The first was a steel plant—one of only six of its kind in all of Japan. Its scale is astonishingly massive; all machinery and equipment are fully automated, and the entire production process is exceptionally orderly and systematic. The finished products are produced with absolute precision and staggering output. Standing on the factory floor felt like stepping into an Iron Man movie. Why did I visit a steel plant? Because this facility is an official partner of FMI. All our developments utilize steel produced right here. Being able to collaborate with such a high-caliber manufacturer gives us immense peace of mind and pride, and I look forward to building even more premium properties together in the future.
The second facility is our very own "baby," which FMI spent a full eighteen months gestating and bringing to life: PIKA PIKA, meaning "shining, shining" or sparkling clean. Why did I choose this name? Because this plant's core mission is commercial laundering and cleaning, handling the washing and sanitizing of all bed linens and towels for FMI’s vacation rentals. Some might wonder why we are making such a fuss over something as simple as laundry, and why we went to the trouble of opening our own facility. To be completely honest, while FMI’s rentals have always received rave reviews, the single most common complaint we used to get centered around towel quality and sheet cleanliness. Many people may not realize that the vast majority of vacation rentals in Japan outsource their laundry to third-party cleaning companies—much like central dishwashing plants that handle tableware sanitation and delivery for various restaurants.
These outsourced companies typically operate on an assembly-line basis. Their service might meet basic standards, but it is far from excellent. Even more frustratingly, even though our vacation rentals are brand-new properties, we were forced to use old, pre-circulated bed sheets, pillowcases, and towels, with zero choice in color—we had to conform to the standard, dull white used by everyone else. In short, we had no control over quality, cleanliness, or style. In fact, a common prejudice against vacation rentals is that the sheets and towels are never quite clean enough. I wanted to shatter that stereotype. After crunching the numbers, I realized that we currently manage over 700 units, and that portfolio is set to expand past 1,000. Since we already have the scale, why not take control of the entire washing and maintenance process from end to end? So, I gritted my teeth and took on yet another "glutton for punishment" challenge: I proposed to our two Japanese partners that we establish our own in-house laundry facility to ensure we achieve the ideal quality standards I envision. Only then can we truly match the meticulous craftsmanship of our The Peak Series.
We began conceptualizing and planning this project a year and a half ago. It turns out that building a specialized industrial plant is far more difficult than constructing a residential building! First, we had no prior experience in operating a laundry plant; second, we had to learn an entirely new domain from scratch—spending a tremendous amount of time researching machinery durability and production capacity, while also tackling recruitment, staff training, and equipment operation. Furthermore, minute details like the pH levels of the wash water and wastewater drainage processing are subject to extremely strict regulations in Japan. There was vastly more to learn here than in our traditional real estate developments. After a year and a half of hard work, we successfully ran our first batch of test washes just two weeks ago, and we are now ready to officially launch operations. Soon, the linens and towels for twenty to thirty FMI buildings will be exclusively laundered by PIKA PIKA.
I firmly believe that the debut of PIKA PIKA will further elevate FMI’s brand image. Who says vacation rentals cannot have impeccably clean, high-quality bed sheets, pillowcases, and towels? When our guests offer critiques, we don't just accept them—we solve the root causes. We use concrete actions to prove that you get what you pay for, and staying at an FMI rental delivers an extraordinary, non-standardized level of luxury. I have always strived to forge a true five-star vacation rental experience, and PIKA PIKA is only the first step. We have many more surprises in store for the future.
