Deconstructing the Inside Story of Buying Land in Osaka

The Japanese government recently released its land price report, showing that the national average land price increased by 2.9% year-on-year, marking the fifth consecutive year of growth. The top three areas with the strongest surges are: 1. Tokyo: up 9.4% 2. Okinawa: up 6.6% 3. Osaka: up 5.1% Driven by rising land prices and increased demand for land, property prices in metropolitan areas such as Tokyo and Osaka have also continued to climb in recent years.

Truth be told, as a developer, I can honestly say that land prices do affect property prices, but the rate of land price increase isn't actually the most important factor. In the process of purchasing land, connections (network) are what matter most. Without connections, you won't be able to acquire prime land, no matter how much money you have.

Securing Prime Land Over Drinks

Take our recently launched project, The Peak Tsutenkaku Reserve, for example. It is a development located right at Tsutenkaku. Finding land in Tsutenkaku is already no easy feat, but this time we not only found a prime plot, but one located extremely close to the tower. Normally when introducing a property, we measure the distance in minutes of walking. For this project, I should measure it in steps from Tsutenkaku! The property sits right beneath Tsutenkaku; the moment you step out of the building and look up, the tower stands right before your eyes, reachable in under a minute.

This plot is quite simply the pinnacle of prime locations—proving my point that without connections, all the money in the world won't buy it. Originally, the landowner intended to sell this plot to someone else. Fortunately, one of our colleagues is close with the landowner. While catching up and sharing drinks, the landowner let slip that they were planning to sell the plot. Hearing this, my colleague immediately notified me. After double-checking the plot's location, I made an instant decision to acquire it. Thanks to our team's interpersonal network and social agility, we successfully swooped in and secured this prime land.

One Minute to Tsutenkaku

Because the location of this project is exceptionally precious, our design had to be equally refined. Standing 14 stories high with 26 units, the top floor features a meticulously designed two-bedroom penthouse with an extra-large balcony offering unobstructed views of Tsutenkaku, making it a rare find. Situated right at the foot of Tsutenkaku amidst a vibrant tourist hotspot full of retro Showa-era charm, it is ideally suited for guesthouse rentals, offering investors highly stable rental yields.

The Shinsekai area around Tsutenkaku naturally balances bustle with tranquility. Just around the corner, you enter a lively district filled with flamboyant neon signs and local delicacies, surrounded by popular cafes, restaurants, and shops offering a variety of Chinese, Western, and Japanese dining options. Don Quijote is just a three-minute walk away. Meanwhile, the street right outside the property is relatively peaceful and lined with quiet little shops.

Transportation infrastructure is equally convenient: it is a three-minute walk to Ebisucho Station and six minutes to Shin-Imamiya Station. From Shin-Imamiya Station, passengers can take the Nankai Electric Railway directly to Kansai International Airport, offering supreme convenience for travelers. Additionally, nearby attractions such as MEGA Donki and Spa World make this location faultless in terms of transit convenience, lifestyle amenities, and tourist capacity—making it the ultimate choice for investment or personal occupancy.
