A New Experience for Tsutenkaku Minshus

According to the Ministry of Land, Infrastructure, Transport and Tourism's announcement of Japan's 2026 benchmark land prices, both residential and commercial land prices have risen for the fifth consecutive year. Overall average prices increased by 1.5% this year, with the highest growth concentrated in urban core areas and popular tourist destinations. In Osaka, land prices surged by 4.4%. Driven by the tourism industry, the demand for retail shops and tourist accommodations in the city center is growing increasingly strong. Acquiring a prime piece of commercial land requires a tremendous amount of time and effort behind the scenes. Because land does not come easily, I insist that the construction, design, quality, and service of every property must pursue excellence to meet the strict standards of FMI The Peak Series.

Prime commercial land in Osaka's tourist districts is extremely scarce, and Tsutenkaku is one of the most fiercely competitive areas. Fortunately, over the past two years, we have successfully completed three projects—The Peak Tsutenkaku, The Peak Tsutenkaku Elite, and The Peak Tsutenkaku Grand—all of which sold out rapidly in a short period. This year, we have gone a step further by acquiring another plot even closer to the Tsutenkaku Tower, and we are now actively developing FMI's fourth project in the same area: The Peak Tsutenkaku Reserve.

Three Major Railway Lines Intersecting

Reflecting on when we purchased this land last year, I conducted an on-site inspection and was pleasantly surprised. While I already knew the land was close to Tsutenkaku, I didn't expect it to be practically zero distance away. According to the map, the new project is only 100 meters away from Tsutenkaku. When I previously visited to shoot a video review, I counted just 70 to 80 steps from the construction site to the tower. In the future, when guests step out of the lobby and look up to the right, Tsutenkaku will be right before their eyes.

More importantly, the surrounding tourism infrastructure is exceptionally well-developed. The famous Shinsekai Market Yatai street is located directly opposite our site, and just a few steps further is The Pax, a café that I personally love very much. Along the way, there are all kinds of restaurants, izakayas, and even a Hong Kong-style Chinese cuisine restaurant—the sheer variety of food is enough to give anyone a delightful bout of choice paralysis.

As one of Osaka's renowned landmarks, another major advantage of Tsutenkaku is its comprehensive transportation network. The Osaka Metro Sakaisuji Line, Midosuji Line, and JR Nankai Electric Railway intersect here, providing smooth connections across all districts of Osaka. Ebisuchō Station, Tennōji-mae Station (Dobutsuen-mae Station), and Shin-Imamiya Station are all within a 3- to 6-minute walking distance. Traveling by Metro to Namba, Shinsaibashi, or Umeda takes only 2 to 13 minutes, and getting to Kansai International Airport takes about half an hour, making travel extremely convenient.

Immersive Visual Enjoyment

The Peak Tsutenkaku Reserve features a total of 24 one-bedroom units, with an interior size (including balcony) of around 300+ square feet. The 25th unit is a top-floor two-bedroom penthouse with a total area of over 600 square feet. Its extra-large dual balconies face Tsutenkaku, allowing guests to sit out on the balcony at night to view the Osaka city skyline while experiencing the visual impact of the tower's illuminations up close.

Interestingly, the original old buildings on this plot all faced away from Tsutenkaku because Japanese people value peace and quiet, fearing that street-facing windows would be too lively. But wouldn't doing that waste such a wonderful view? I believe every minshuku guest loves admiring famous landmarks, so I decided to change the orientation. Our goal is for every unit to have a view of Tsutenkaku. My design team and I put a lot of thought into studying the building's architecture to ensure that every single guest, simply by stepping onto their balcony and looking to the right, will have Tsutenkaku presented right before them. While other tourists have to jump through hoops to find a good spot for photos, our guests only need to step out onto their balcony to take pictures to their heart's content. This is an exclusive, immersive visual experience reserved solely for guests of The Peak Tsutenkaku Reserve.
