OKINI's Rapid Growth

Recently, FMI simultaneously participated in two major travel exhibitions: "NATAS Travel 2026" in Singapore and the "2026 TITE Taiwan International Travel Exhibition." Looking back, this year we have successively participated in travel expos in Hong Kong, Taipei, Seoul, and Singapore, bringing the OKINI Home App to different cities so that our premium vacation rentals, rental discounts, and member privileges can reach even more travelers who love Japan.

To be frank, when we first developed the OKINI Home App over two years ago, its sole purpose was to provide convenience for FMI's buyers—allowing property owners to check rental and income statuses anytime, anywhere, and making it easy for them to share booking information with family and friends around them. Unexpectedly, OKINI's growth rate has far exceeded our imagination. Today, the platform not only features booking services and car rentals but also provides a wealth of travel information. If you are a premium member, you can even enjoy a variety of tailored, thoughtful services.

Global Outlook for Future Development

With more and more of FMI's new properties being completed, the number of property units under our management is approaching 1,000. Backed by this strong foundation, the functions of OKINI have become even more versatile. In fact, recently many companies have proactively approached FMI to discuss cooperation, and we are about to launch a series of brand-new services. Therefore, OKINI is no longer just a simple booking app, but a global travel and accommodation service platform. Currently, we provide language services in Chinese, English, Japanese, and Korean. Some customers have also provided feedback suggesting the addition of support for Thai and Spanish, which we are seriously considering. We hope that one day, OKINI will become an essential app that people must use when traveling to Japan—packed with the latest information and offers on dining, shopping, and entertainment, and perhaps even allowing users to buy property directly through the app.

Stable Returns from Student Accommodation

Why has OKINI been able to achieve rapid development in just two short years? First, the quality of our vacation rentals is evident to all. Taking our recently completed properties as an example—whether it is The Peak Shinsaibashi Prestige or The Peak Shinsaibashi Reserve—their architectural exterior alone stands out head and shoulders above the rest. Inside, from the layouts and furniture to the furnishings, everything is meticulously arranged by our colleagues; even small items like slippers and toothbrushes are FMI's proprietary products. When you put your heart into it, guests will definitely feel it. Second, we constantly innovate our content, standing in the shoes of our guests to add targeted service options, including airport private car transfers (which even I desperately need) and booking assistance for popular restaurants. Third, we observe market needs and seize the right timing to bring investors more investment choices—such as starting to expand the student accommodation business this year, targeting international students and individuals working in Japan on short stints.

In recent years, an increasing number of foreigners are moving to Japan for short-term stays or even considering relocation. When they arrive in Japan, they typically enroll in language courses lasting one to two years. Ordinary Japanese landlords are usually reluctant to rent out properties to international students on a short-term basis. Furthermore, renting a regular house in Japan means it comes empty, requiring tenants to bring their own furniture, which translates to extra expenses. Our vacation rentals can accommodate short-term leases of one to two years with systematic management, sparing tenants a lot of hassle. For investors, while the returns from student accommodations may not match daily-rate vacation rentals, they are higher than traditional long-term rentals. The advantage is that Japan's student customer base is exceptionally stable, ensuring properties have fixed tenants for one to two years, completely unaffected by seasonal tourism fluctuations. The goal of developing OKINI is to secure occupancy rates and rental yields for our clients; student accommodations possess stable development potential, and we certainly won't miss out on it.
